Mesa del Sol is a 12,900-acre, master-planned community redefining sustainable growth in southeast Albuquerque through a decades-long public–private partnership.

Mesa del Sol is a visionary, mixed use community in southeast Albuquerque, spanning approximately 12,900 acres and designed under a multi-decade public-private partnership involving the City of Albuquerque, Bernalillo County, the State of New Mexico, the University of New Mexico, and master developer Steven Chavez.

The Community Master Plan anticipates up to 37,000 homes across 4,400 acres of residential land, and nearly 18 million square feet of office, industrial, and retail space. A secondary Community Master Plan outlines early development phases on roughly 3,200 acres, including zoning entitlements for 13,300 homes and 10.7 million square feet of commercial or industrial space.

Major economic anchors have taken root in Mesa del Sol’s designated Employment Center and Innovation Park, including Albuquerque Studios, acquired and expanded by Netflix starting in 2018, supporting jobs in film and media. Fidelity Investments also occupies space south of the airport. Meanwhile, municipalities continue to attract technology, industrial, and research and development firms, supported by industrial zoning and multimodal access along University Boulevard designed to encourage growth.

Community facilities like the Leadership in Energy and Environmental Design (LEED) certified Aperture Center, a charter school, parks including Portrait Features like a dog park and disc golf course make parks more enjoyable and encourage people to spend time together outdoors. Infrastructure planning includes a future Interstate 25 interchange to support broader connectivity.

Mesa del Sol exemplifies integrated, sustainable urban design through a balanced deployment of housing, jobs, parks, trails, and civic spaces. Anchored by major media and corporate employers, the community continues to build steadily toward its long-term vision as a walkable, resilient “city within a city.”
